Welcome To
Habito Designs

Habito Designs is a RIBA Chartered, ARB-registered architecture practice working with homeowners in Bagshot and the surrounding Surrey Heath villages. Bagshot Project:
Highclere

Highclere is a typical four-bedroom detached house on a large corner plot in Bagshot. We designed a rear extension that is part two-storey and part single-storey, creating a new family room and an open-plan kitchen and dining space that connects directly to the garden. Upstairs, the layout was re-planned to form a large master suite, enlarge two bedrooms and add a family bathroom. Large corner glazed sliding doors and vertical timber boarding at first floor give the extension a clean, contemporary finish that remains subservient to the original house. Building and Extending in Bagshot

Bagshot sits on the A30 in the north-west of Surrey, within Surrey Heath Borough and the civil parish of Windlesham alongside Lightwater and Windlesham village. The village is on the outer edge of the Green Belt and is separated from its neighbours by open heathland, much of it Ministry of Defence or Royal Estate land. That setting shapes what can be built:

Green Belt

extensions must not be disproportionate to the original dwelling, so the size of any previous additions matters.

Thames Basin Heaths SPA

the surrounding heathland is protected. Standard householder extensions are rarely affected, but schemes creating a new dwelling may need mitigation.

Conservation areas

Surrey Heath has conservation areas in and around Bagshot, where permitted development is restricted.

Permitted development

where it applies, it can remove the need for an application altogether. Our explainer on permitted development rights sets out the limits.

Bagshot Architect FAQs

Which council handles planning in Bagshot?

Surrey Heath Borough Council. Surrey is moving to two unitary councils from April 2027; until then, the borough council continues to decide applications.

Often, yes. Policy allows extensions that are not disproportionate to the original building. We measure what has already been added and test the options before design starts.

It is not a legal requirement, but a chartered architect makes sure the design works within permitted development or planning policy and meets Building Regulations for stairs, fire safety and structure. Our loft conversion guide explains the key considerations.
